The amount of inventory determines the market sway.  A "Neutral Market" is 6 months of inventory.  Anything less than that is a "Seller's Market".  An inventory of more than 6 months is a "Buyer's Market"Absorption Rates are the best means of tracking market performance.  This is what is called the "Overall Market".
